Marketing your property
We will advertise your properties on leading property portals such as Rightmove, Zoopla, On The Market, Facebook, Gumtree and Spare Rooms. We will also upload your properties onto our website which is updated daily.
Conducting viewings to find suitable tenants
We will handle all enquiries regarding your property to find suitable tenants that fit your criteria and accompany prospective tenants around your property answering any questions the tenants may have. We ensure viewings are only arranged with individuals who meet the affordability criteria.
Negotiating
We handle all negotiations between the prospective tenant and the landlord to secure the best price possible.
Referencing
We conduct thorough reference checks on all prospective tenants which involves a detailed check including previous landlords, banks, credit and employment history, affordability checks along with ID and Right to rent verification.
Tenancy agreements
We will draft the tenancy agreements and oversee the signing process. Additionally, we'll provide tenants with a welcome pack ahead of move in containing mandatory certifications and the "How to Rent" guide, ensuring they sign to acknowledge receipt of these materials (which is imperative to serve to ensure the tenancy and any notice served in future is deemed valid).

Inventories

Move in appointment
Tenants are requested to visit our office to collect and sign for keys. During this visit, we will also discuss the property details and any necessary information for a smooth transition and seamless check-in process.
Registering deposits and collection of first month’s rent
We offer deposit registration services through government backed DPS schemes such as (Deposit Protection Service) or TDS (Tenant Deposit Scheme). We typically require 5 week's deposit in line with new government legislation. However, we can alter this at the landlord’s request. We will collect the first month's rent and deduct any relevant fees forwarding the remainder of the balance to you.
Rent collections
When arranging the first month's rent with the tenant, we request that they set up a standing order. The landlord will receive payment via bank transfer directly into their account, and we will furnish monthly statements with each rent transaction. These statements will provide a detailed breakdown of all income and expenditure for the respective period. Rent reviews with both landlords and tenants will be conducted annually.
Tenant communication

We will not only provide you with the quotes but co-ordinate the contractors and the tenants and supervise the jobs so that they are completed on time with no hassle to yourself.
Legal obligations
We can organise contractors to carry out gas safety, electric safety, energy performance certificates smoke and CO Alarms to make sure all legal obligations are met with your property.
End of tenancy
We will conduct a check out report, release of deposits and mediate with arranging any deductions of deposits if necessary.
