Registering your details with us

Once you have registered your details with us either by telephone or our website and we have taken some details of what accommodation you are looking for, we will be able to search our database to match your criteria.

Advertisings properties

We upload properties on to our own website as soon as we accept them on to our books, which is updated daily therefore keeping you updated with the latest properties. We also advertise properties on leading property portals such as Rightmove, Zoopla, PrimeLocation.com and Gumtree.

Accompanying you on viewings

Once we have matched your details or you have found a property that you would like to view, we will arrange a convenient time and date to meet at the property. We will be able to show you around the property and answer any questions you may have.

Referencing

Every landlord requires referencing for prospective tenants before they move into a property, ensuring they can fulfil payment obligations. We handle the referencing process meticulously, conducting thorough checks on previous landlords, banking history, credit records, employment background, and verifying identification. In cases where there are doubts about a prospective tenant meeting payment requirement, we will seek out suitable guarantor details to proceed accordingly.

Health and safety compliance

We ensure that all our properties on our books have the correct certification and are compliant with health and safety such as GAS and electrical safety.

Tenancy agreements

We will draft the tenancy agreements and oversee the signing process.

Transfer of bills

We will assist you in the transfers of all utility bills and council tax.

Inventories

If you've chosen to reside in a property managed by Whites Estates, we will carry out a comprehensive inventory report detailing the contents and condition of the property prior to your move-in. It's essential to keep your copy safe to prevent any confusion at the end of your tenancy, allowing you to reference it as needed.

Move in appointment

Key collection is facilitated at our office, and we kindly request that you sign upon receiving the keys.

Managing deposits and rent

We can register the deposits in the government backed DPS scheme (Deposit Protection Service) or TDS (Tenant Deposit Scheme). We typically require a month’s rent We will set up a standing order when we arrange the first month rent and review the rents annually with the landlords and tenants.

Tenant communication

If your property is fully managed by Whites Estates, we are happy to handle all communication with the tenants to get any issues resolved straight away. We aim to always keep all parties happy with a first-class customer service approach.
